The lot at 7700 North Woodman Avenue has been cleared in preparation for new development in Panorama City, just West of Burbank. The location used to be several smaller buildings and a parking lot. Now, plans by USA Properties, a Roseville, California-based developer, call for a five-story residential building entitled “The Colony.”

The podium design will feature four multifamily housing levels over one level of an at-grade parking garage, reaching five stories high in total. It will be 58 feet tall, 549.58 feet long, and 148.92 feet wide, containing a total floor area of 201,085 square feet. There will also be 3,935 square feet of landscape.

Inside, there will be 239 dwelling units, 56 of which will be for low-income families. All of the units will also be senior housing, restricting occupants to those 62 years of age and older. The parking garage will contain one compact, six disabled, 145 standard car parking spaces on the ground level. There will also be 42 long-term and 22 short-term bicycle parking spaces.

Ken Stockton Architects is behind the initial designs for the project, which is also listed as having the address of 7711 Ventura Canyon Avenue. The initial permit valuation for the structure is $30,541,152.00.
