Project applications have been submitted to the Department of City Planning seeking the approval of new residences at 8942-8960 South Western Avenue, Gramercy Park, Los Angeles. The project proposal includes the construction of apartments that will replace a string of small commercial buildings.

Legass Investments Inc is the property owner and the project developer.

The property lot is a combination of three parcels spanning an area of 13,167 square feet. The multi-family development will bring 71 apartments structured in a five-story building. The residences will be offered as a mix of 44 studios and 27 one-bedroom apartments. A parking space with a capacity of 36 vehicles and 62 bicycle spaces is also planned on the site. The building facade will rise to a height of 56 feet.

The project also proposed 7,125 square feet of common open space, including amenities such as a 5,784 square-foot second-floor courtyard.

Requested entitlements include Transit-Oriented Communities affordable housing incentives, allowing increased height and floor area. In exchange, the developer will set aside six of the apartments as affordable housing for low0income households.

The estimated construction timeline has not been announced yet.

The property site is located at the northeast corner of 91st Street and Western Avenue, neighboring other mixed-use and affordable housing projects.
