A new residential project has been proposed at 3649-3657 Regal Place in Studio City, Los Angeles. The project proposal includes the development of 28 apartments in multi-family residential development on a hillside property. Plans call for the demolition of a series of single-family homes on the site.
Ellia Thompson is the project applicant. Labyrinth Design Studio is responsible for the design concepts.
The project will bring a five-story building that will feature 28 residential units. A parking garage with a capacity of 56 cars will be developed on the site.
Approved plans include Transit-Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning regulations. In exchange, four of the apartments will be reserved for rent by lower-income households, replacing the four units replaced by the new construction.
The building design uses stepped heights following the contours of the surrounding hillside to create balconies and terrace decks. Renderings portray a contemporary low-rise structure with earth-tone colors and a mix of gable and flat roofs.
The project site is located just west of Cahuenga Boulevard. The project site sits west across the US-101 freeway corridor from Universal City, where a 400,000-square-foot NBC Universal office campus is now under construction and an expansion of the Hilton Universal City hotel is planned.
