Ormond Beach Villas has opened at 5527-5567 Saviers Road, in Oxnard. Many Mansions developed the project to aid Veterans and homeless Veterans, particularly non-elderly persons with disabilities transitioning out of institutional settings and at risk of becoming homeless. The project received funding through the Housing Authority of the City of San Buenaventura and Area Housing Authority of the County of Ventura.

Forty units are on site. The townhouse-style complex consists of 15 one-bedroom, 20 two-bedroom and five three-bedroom apartments. Most are three stories tall, with a tandem garage on the ground floor, a ground-level porch, and a balcony.

Ten percent of units are specially designed for residents with disabilities, and four percent have altered doorbells, smoke alarms and other features for sensory impaired individuals. All units are gathered around a large central courtyard that includes a playground, community garden and an American flag. Residents receive on-site support services including: case management, life skills workshops, and children will receive on-site homework tutoring.

The project cost $18 million, $5.6 million of which came through a state grant. More than 3,000 people reached out when the waiting list opened for the site. Most were ineligible due to the income restrictions for the property. Applicants are required to make no more than 60% of the area’s median income. Dicecco Architecture is behind the design.
