A new affordable housing project has completed wood framing at 1819 Pico Boulevard in Santa Monica. The project proposal includes the development of a four-story building offering affordable residential units, commercial space, and onsite parking.

Community Corp. of Santa Monica is the project developer. Brooks + Scarpa is responsible for the design concepts.

One year after breaking ground in the Pico neighborhood, wood framing is completed for Brunson Terrace apartments. The project will bring 48 residential units at affordable rates. The units will be offered as a mix of one-bedroom, two-bedroom, and three-bedroom units. Commercial space spanning an area of 4,174 square feet will be designed on the ground floor. Parking for 49 vehicles will be provided in the basement. Jus’ Family Cafe and Coffee Bar will be located on the ground floor.

Brunson Terrace will cater to households earning between 30 and 80 percent of the area’s median income. Rents are expected to range from $522 to $2,028 per month.

Earlier this year, Community Corporation of Santa Monica announced a partnership with Streetlet to open a new space for local businesses, pop ups, and workshops at the building’s ground floor. Jus’ Family Cafe and Coffee Bar will also occupy a portion of the street-level retail space.

The $41-million development was funded through a variety of sources, including tax credit equity, a bank loan, and $13.3 million loan provided by the City of Santa Monica. The per-unit cost amounts to approximately $792,000.

Renderings describe a “village” concept with multiple buildings centered on a central courtyard area.

The project site sits less than a half-mile east of 14th Street, on the former site of Mount Hermon Baptist Church.
