A new residential project has been proposed for development at 5321 North Riverton Avenue in North Hollywood, Los Angeles. The project proposal includes the construction of a larger apartment complex that will replace the existing residential buildings built in the 1930s.
Nexus West, LLC is the project applicant. Architect Edward Carlson is designing the project.
The scope of project includes replacing the existing residences on the site with a five-story apartment complex offering 22 apartments. Named Riverton Avenue Apartments, the complex will offer a subterranean parking garage with a capacity of 23 vehicles. The applicant is seeking approvals using Transit Oriented Communities incentives to permit larger building than otherwise required by zoning rules. In exchange, two of the new apartments will be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type structure featuring a rooftop amenity deck.
An application was submitted to the Los Angeles Department of City Planning, and is pending review and approval. The estimated construction timeline has not been announced yet. The project site is located toward the south of Chandler Boulevard and to the east of Vineland Boulevard. North Hollywood Station is located half-a-mile away.
