Plans for developing a high-rise project have moved forward at a site located at 1360 North Vine Street in Hollywood, Los Angeles. The project proposal includes offering options for the development of a mixed-use high-rise on the site. Both options will require the demolition of the existing commercial and vacant residential structures on the site. However, the developer aims to redevelop-reuse the existing six bungalows on the site.

Onni Group is the project developer. Solomon Cordwell Buenz is responsible for the designs.

The project site is a large parcel spanning an area of 89,559 square feet. Previously, the project was proposed as a residential high-rise. Now, the developer has offered two options for the high-rise development; Option 1: Commercial-Office high rise and Option 2: Residential-Retail high rise.

Option 1: the office option will develop a 17-story high-rise building offering 463,521 square feet of office space, 11,914 square feet of restaurant space, and eight levels of subterranean parking. An area spanning 8,988 square feet within the existing bungalows will be utilized as either restaurants or nine residential units, for a total of 484,423 square feet of floor area.

Option 2: the residential option will bring a 33-story building with four levels of subterranean parking. The residential tower will have 429 units, including 36 units designated for very-low income households. A grocery store spanning an area of 55,000 square feet, retail space spanning 5,000 square feet will also be designed. An area measuring 8,988 square feet within the existing bungalows will be utilized as either restaurants or 12 residential units, for a total of 484,421 square feet of floor area.

The revised concepts do retain some similarities from the previous designs. The new exterior is composed of metal fins rather than a grid pattern. Additionally, the new tower will rise to a height of 383 feet.

Construction was expected to begin in 2023 and conclude by 2027. However, the timeline is subject to the approval process. A public hearing was held yesterday.
