A year into the groundbreaking, a residential project is under construction, taking form and shape at 7430 North Topanga Canyon Boulevard in Canoga Park, Los Angeles. The project proposal includes the construction of a new five-story building offering spaces for residential use, along with onsite parking.
Alliant Strategic Development is the project developer. HBA Architects is responsible for the designs.
Named Pendant on Topanga, the residential units are reserved for middle-income renters. The scope of work brings a five-story building offering 149 residential units, designed as a mix of studios, one-bedroom, and two-bedroom apartments. Parking for 109 vehicles will also be provided at the ground floor level.
Renderings showcase a low-rise building, featuring an exterior designed in stucco and aluminum panels. Onsite amenities include a rooftop terrace deck, a central courtyard, and a recreation room.
As a requirement of the bond financing used for the project, the apartments are to be priced for households earning no more than 90 percent of the area’s median income level. Additionally, since the project made use of Transit Oriented Communities development incentives, 12 units are required to be reserved as extremely low-income affordable housing.
The project replaced an office building that was built in the 1980s. The estimated completion and market availability dates have not been revealed yet.
