A new mixed-use residential project is under construction taking shape and form at 3900 South Figueroa Street in Exposition Park, Los Angeles. The project proposal includes the development of a new eight-story building offering spaces for residential and retail uses.

Georgia-based Landmark Properties is the project developer. HED is responsible for the designs.

The project broke ground earlier this year, and now the project site can been developed with scaffolding for a new eight-story building offering 429 units and retail space. The project will bring a mix of studios, one-bedroom, two-bedroom, three-bedroom, four-bedroom and five-bedroom floor plans. Offering a total of 1,236 beds above 15,000 square feet of ground-floor commercial space, plans also call for the renovation of five existing townhomes along the eastern side of the property as housing for an additional 48 residents.

The eight-story complex will neighbor a seven-level parking structure. is the architect of record for the development, which will also incorporate amenities such as a rooftop deck with a pool, a club room, a fitness center, multiple study lounges, and an interior courtyard.

The apartments will cater to students at USC. The project is expected to reach completion in August 2026.
