A new high-rise mixed-use tower is almost reaching construction rising at its proposed project site at 520 South Mateo Street in Arts District, Los Angeles. The project proposal includes the construction of a new 35-story high-rise tower offering retail, residential, and office spaces.

San Francisco-based Carmel Partners is the project developer. Works Progress Architecture and Solomon Cordwell Buenz Architecture are responsible for the designs.

Named Alloy, the skyscraper will bring housing, offices, and retail all under one roof. The project will offer a total of 475 live-work dwelling units, 127,000 square feet of office space, and 18,000 square feet of street-level shops and restaurants. The complex will also feature parking for 650 vehicles.

The apartments will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The units will vary from 475 to 2,070 square feet in size. Rents are expected to start at $3,180 per month for a studio, and reach a $17,025 per month high for a penthouse.

The contemporary high-rise will also feature amenity decks above a podium structure and at on its rooftop.

The project site is located west of the Los Angeles River in the Arts District, bounded by the 4th Street Bridge, Santa Fe Avenue, and Mateo Street.
