A new affordable housing project has been proposed for development at 4537 West Santa Monica in East Hollywood, Los Angeles. The project proposal includes the development of a new seven-story building offering affordable housing units. The project site is currently developed with a pair of commercial buildings that operate a coin laundry business.
Visionary Development Group is the project developer. Kevin Tsai Architecture is responsible for the designs.
The scope of work includes the development of a new seven-story offering 90 affordable housing units. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. Commercial space spanning an area of 836 square feet will be developed on the ground floor. No on-site parking has been proposed at this time.
All units will be reserved for low-income and moderate-income households. This makes the project eligible for density bonus incentives permitting a larger building than would normally be allowed by zoning rules.
The developer is seeking approvals utilizing Mayor’s Executive Directive 1. A project application has been submitted to the Los Angeles Department of City Planning, pending review and approval. The estimated construction timeline has not been revealed yet.
The project site is located two blocks to the east of Metro’s Vermont/Santa Monica Station.
