West Hollywood’s new development, Melrose Triangle, is gearing up for construction at 9060 Santa Monica Boulevard, West Hollywood. The mixed-use project will offer spaces for office, residential, and retail use. West Hollywood-based real estate brand Charles Company is the project developer. Gensler is managing the design concepts and construction.
The property site is a 2.7-acre lot. The project will house a four-story edifice featuring 76 apartments, 245,000 square feet of office space, and 66,000 square feet of retail space. Updated plans reveal that the developer will set aside 41 residences for moderate-income households: 8 units of low-income housing, 8 units of moderate-income housing, and 25 workforce housing units. A four-level parking space with a capacity of 525 vehicles is also proposed.
Approximately 24,000 square feet of public open space are allotted on the site, including a large plaza, a mid-block paseo, and a monument staircase. The complex will consist of multiple low-rise structures with facades ranging between four to six stories high.
The project was approved in 2014, and site prep and excavation have begun. The estimated construction timeline has not been released yet.
