Construction is nearly complete for a new mixed-use development at 2455 South Overland Avenue in the Rancho Park neighborhood of Los Angeles. The site is located at the southeast corner of Overland Avenue and Ayres Avenue, directly south of Pico Boulevard and the former Westside Pavilion. The project, named Overland & Ayres, is being developed by GPI Companies. The design is led by MVE + Partners, with interiors by Cecconi Simone. The building replaces a former multi-level parking garage that once served the Westside Pavilion shopping mall.

The proposed development spans two sites, at 1708 and 1715 South Wall Street, and would replace existing commercial structures with new residential construction aimed at serving low-income households. Garwood Incorporated is leading the development effort, with 1715 Wall Street LLC listed as the property owner. Design work is being handled by BAR Architects, with landscaping by Relm.
