Groundwork is underway for the “AVA Arts District” project at 1540 East Industrial Street in the Arts District of Downtown Los Angeles. The project is being developed by Avalonbay Communities, which has rentals in many cities throughout Northern and Southern California, and in 11 other states, the closest one to the current site is ACA Little Tokyo.
Plans call for a building 85 feet tall, 185 feet long, and 40 feet wide. It will be seven stories high with a total floor area of 61,200 square feet. Five levels of multifamily dwellings will be on the top floors, totaling 516,100 square feet of residential space. There will be 475 units in total, 24 will be low-income housing, and 29 very low-income workforce units. At grade level, there will be 61,200 square feet of commercial space for restaurants and retail as well as some parking.
Below grade, there will be a private garage with three levels of additional subterranean parking. In total, there will be 342 compact, 5 disabled, and 495 standard parking stalls inside. There will also be space for 213 long-term and 56 short-term bicycle parking spaces. The Los Angeles Institute of Contemporary Art is a short walk from the location, and multiple bus stops are also close by.
OFFICEUNTITLED is the Architectural firm behind the project’s design, which includes multiple indoor and outdoor spaces dedicated to arts, production, and personal wellness. The initial permit valuation was $165 million.
