755 Unit Community Planned for Hitch Ranch, in Moorpark

A 755 unit community is planned for Hitch Ranch, in Moorpark. Comstock homes is the developer behind the ambitious project, which will incorporate a range of designs, including multi-family homes, starter homes, move-up housing, and executive housing. Plans are currently in the environmental analysis phase.

If approved, there will be 456 single-family and 299 multi-family units in total. Density will average 2.8 homes per gross acre. A 6.6-acre parcel will be dedicated to the City for the future development of affordable housing, and 14.11 acres will be set aside for public park space. Designs specifically include 4.5 miles of multi-use and equestrian trails, and a six-acre public park.

The homes will roll out in phases, with four separate planning areas. There will be a wide range in the styles of homes, including: Contemporary, Progressive Farmhouse, Progressive Traditional, Progressive Hacienda, Progressive Spanish, and Mercantile. Concepts will range from two to three stories.

WHA Architecture is behind the design and planning. A standout feature will be “The Lookout,” a clubhouse located near the highest point of the development. It will include a fitness room, yoga room, clubroom, multipurpose room, catering kitchen, and welcome center. Outside, there will be pool and spa facility. The site is located north of Poindexter Avenue, west of Casey Road, and extends approximately 1,700 feet to the west of Gabbert Road. A timeline has not been announced.

  1. Build elsewhere, with density, and leave this beautiful land be as it is.
    There is so much underdeveloped land already touched. This is not ambitious, it’s criminal!!
