A new residential project has been proposed at 9011 South Main Street in the Broadway-Manchester neighborhood in Los Angeles. The project proposal includes the development of 44 apartments that will replace an existing commercial building on the site.

East End Properties is the project applicant. Ken Stockton Architects is responsible for the design concepts.

A small commercial building on the site could be cleared for a new multifamily residential development. The new development will rise from an approximately quarter-acre property. Plans call for razing the existing buildings and surface parking to make way for the construction of a new five-story edifice featuring 44 studios and one-bedroom apartments. The building will also offer above at-grade parking for 20 cars and 39 bicycles.

The project applicant is seeking the approval of Transit Oriented Communities development incentives to permit increased height, density, and floor area beyond limits imposed by the property’s zoning. In exchange, four of the new apartments would be set aside as affordable housing at the extremely low-income level.

Renderings reveal a contemporary podium-type apartment complex, which would be clad in painted stucco and teak panels.

The project site sits less than a half-mile southeast of the intersection of 88th Street and Broadway, where a 122-unit affordable housing complex is planned for a long-vacant site.
