A new mixed-use development has been proposed to replace medical offices at 6909 North Reseda Boulevard in Reseda. The project proposal includes the development of a five-story mixed-use building offering retail and residential spaces on the site where a few medical offices are slated for demolition.
Viewmont Holdings, LLC, an entity affiliated with JB Builders, is the project applicant. GA Engineering is responsible for the design concepts.
A 1950s single-story medical office building could soon be demolished in order for the new mixed-use structure to be constructed on the site. The new property will consist of a five-story edifice featuring 62 apartments and 6,200 square feet of ground-floor retail space. The residences will be built as a mix of one-bedroom and two-bedroom units. The complex will also offer parking for 62 vehicles on the site.

The project applicant is seeking the approval of Transit Oriented Communities incentives permitting increased height and reduced setbacks relative to zoning requirements for the site. In exchange, five of the dwellings will be set aside as affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type building, showcasing onsite amenities such as a courtyard, a rear yard, and a rooftop deck.
The same project team recently initiated plans for a smaller multifamily residential building just west of Van Nuys Boulevard.
The development sits a short walk south of Reseda Boulevard’s intersection with Sherman Way, where a 26-unit senior affordable housing complex is also under construction.
