A new mixed-use project has been approved to replace a car wash business located at 3700 Riverside in Burbank. The project proposal includes the development of a mixed-use building offering housing and commercial spaces. Lakeside Car Wash at Riverside Drive and Hollywood Way will soon be demolished.
Pasadena-based developer Toledo Homes is the project developer. Struere is responsible for the design concepts.

Plans call for the construction of a new six-story building featuring 49 condominiums and 2,000 square feet of ground-floor commercial space. The project will also offer 90 parking stalls in a semi-subterranean parking garage on the site. The residences will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom dwellings. The unit sizes will range from 937 to 2,187 square feet.
In exchange for density bonus incentives granting concessions from certain zoning regulations, four of the condominiums are to be set aside for purchase by very low-income households.

Renderings reveal a contemporary facade designed in concrete, wood, aluminum, metal, and stucco. The mid-rise structure will include residential amenities such as a gym, a community room, multiple rooftop decks, as and a publicly-accessible plaza area located at the intersection of Riverside and Screenland Drive.

Additionally, the proposed development also calls for retaining and restoring the Lakeside Car Wash’s Googie-style sign.

Construction of 3700 Riverside is expected to occur over a 13-month period, according to an environmental study published by the City of Burbank.
