A new project has been proposed in Oxnard, entitled Avalon Homes. Oxnard Dunes, LLC is the applicant. The site would develop part of the property bordered by Harbor Boulevard and West Fifth Street, north of the existing Oxnard Dunes Subdivision. The site is currently vacant and undeveloped land, made of disturbed sand surfaces, as well as native and invasive plants.
The site has 38.33 acres overall. It would consist of two components, the first would be a preserve in the northern area, approximately 29.6 acres, just south of West Fifth Street. Small improvements would be made to allow controlled public access, including a small parking lot, a loop path that would be ADA accessible, and a longer loop trail. Access would be limited with a security gate that would be locked at night. Signage and railings would be installed to protect sensitive resources.
The second component would be residences in the southern 8.75 acres of the project site, extending from the northern end of Canal Street to Dunes Street to the northwest. It would involve the construction of a maximum of 65 residential dwelling units. There is an option for 15 single-family residences, or 30 duplexes, as well as 35 cluster single-family residences.
Additional amenities for the residents would include a gated entry and a private community recreation area. Grading and construction for the project would occur over an estimated 16 to 18 months. If current timetables are followed, the development will wrap up in the Fall of 2022.
