A new residential project will soon be pushing dirt at 3751 Delmas Terrace in Palms. The project proposal includes the development of 17 new apartments, replacing a low-slung duplex on the site.
Beverly Hills-based Local Development, Inc is the project applicant. Warren Techentin Architecture is responsible for the designs.
The larger apartment complex will rise north of Downtown Culver City, making way for a new six-story apartment building. The apartment complex will feature 17 residences as a mix of one-bedroom, two-bedroom, and three-bedroom designs. A semi-subterranean parking space for 18 vehicles will be developed within the building.
Requested entitlements for the project include Transit Oriented Communities incentives to enable the construction of a larger building than allowed by the property’s base zoning. In exchange, two of the new apartments would be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type building clad in stucco, wood, and aluminum. A pair of amenity decks are proposed for the rooftop of the apartment complex.
The project site is situated just north of Venice Boulevard and Downtown Culver City.
