“Vanowen View” is wrapping up work at 14639 and 14645 Vanowen Street, in Van Nuys. The project will bring denser housing, and a couple of affordable housing units, to the area. Exclusive Development LLC is behind the project, which consists of two, nearly identical buildings placed next to each other.
Each building will be three stores high, with 7,400 square feet of floor space. They will be 32 feet tall, 130 feet long, and 44 feet wide, with a mezzanine on one level. There will be a total of 18 units, two of which will be low-income housing. All of the units will have two bedrooms. Prices will start at $2,495.
The units will include private 450 square feet rooftop decks with views of the San Fernando Valley. Unis will have private washers and dryers, hardwood floors, stainless steel appliances, and quartz countertops. There will be 14 standard parking spaces and two disabled ones, as well as 4 short-term and 18 long-term bicycle parking spaces. The site has a walk score of 84.
The design is by Farzin Maly. The site was expected to open in April 2021, but appears to be dragging. The permit valuation for each building was approximatly $840 thousand.
