A mixed use development has been approved for 299 East Main Street, in Ventura. Real Investments is the developer behind the project, which, according to their website, is pending sale. The development will bring 24 new units, including four set aside for low-income housing, and 3,900 square feet of commercial space to the only empty lot on the Downtown Core Main Street. It has been titled “Anacapa Courts.”
The building will be four stories tall. The commercial space will be on the ground floor along East Main Street, with partial commercial along North Palm Street, and three levels of residential use above. There will be six one bedroom/one bath units and 18 two bedroom/two bath units. The historic Top Hat restaurant at the southeastern corner of the site will stay in its current location and be largely preserved during construction.
An interior parking garage will be on the ground floor, accessible by two driveways at the rear of the site, off the east/west facing public alley. 41 parking spaces will be available, and five bicycle parking spaces. Two lobbies on the eastern boundary will provide internal access to the parking garage and residential areas of the building.
The architectural style will be modern contemporary. Elements will include brick veneer, cementitious siding, aluminum storefronts, stucco, and wood clad windows. A rooftop space with amenities, a corner plaza, and a podium open space will provide 8,000 square feet of open space overall.
