Work at 169 North Avenue 21 is finishing up, in Lincoln Heights. The distinct design elevates the rapidly developing neighborhood. It is the spearhead of the city’s new specific plan. 4Site Real Estate is the developer of the project, as well as the 215 North San Fernando Road project, directly across the street, which is still under construction.

The building is visually divided between the hotel and residential sections. The hotel/commercial portion has iconic arches, lined with gold colored tile, framing the large windows of the ground floor. On Tighe Architecture’s website, they state that the aesthetic, “Goes from taking classical staples and reintroducing them to an area in need of a fresh new vision for an emerging neighborhood.” A rendered video tour of the plans is available on their website.

Overall, the structure is 85 feet tall at the highest points, but an average of 66 feet tall. It has a total of 114,500 square feet of floor. Inside, there will be 100 residential units, 100 hotel guest rooms, and 4,900 square feet of commercial/retail space.

Amenities will include a gym, recreation rooms, rooftop hot tub, pool, and lounging space, as well as a separate, ground level shared patio. There will be 12,700 square feet of open space in total. 135 vehicular parking spaces will be provided, largely in a parking structure below the pool deck.

Wow! This is insane! I grew up on this street; at 161 North Avenue 21 ( the house is still there, one of a few remaining). I lived on that street from June of 1964 to July of 1978. It’s sad to see that all the houses have been torn down over the years. It was a wonderful place to grow up.
