Design changes have been proposed for a mixed-use project planned for development at 2307 Lincoln Boulevard in Santa Monica. The project proposal includes the development of a new seven-story building offering 69 apartments and ground-floor retail space. The project will replace a closed automobile repair shop on the site.
Coast Meridian Properties is the project applicant and developer. Arcaforma Architecture is responsible for the designs. Viriditas Design and Howard Robertson & Associates are also on the project team.
The scope of work includes the development of a new seven-story building offering 69 apartments and ground-floor commercial space. The apartments will be one-bedroom floor plans and the commercial space will span an area of 1,800 square feet. Parking for 59 vehicles will be provided on the site.
Design revisions include the removing facade panels, and instead has a predominantly white exterior accented with wood panels.
The proposal would make use of density bonus incentives to permit a larger building than normally permitted by zoning. In exchange, a portion of the new apartments would be set aside for rent at below market rates.
The estimated construction timeline has not been revealed yet.
