A new mixed-use project has been proposed for development at 2919 Wilshire Boulevard in Santa Monica. The project proposal includes the development of a new eight-story building offering spaces for retail and residential uses.
Cypress Equity Investments is the project developer. OfficeUntitled is responsible for the designs.
The project site is a corner lot that houses a commercial building and surface parking slated for demolition. The scope of work includes the construction of an eight-story building offering 127 apartments over retail space spanning 5,700 square feet. The units will be designed as a mix of studios, one-bedroom,, and two-bedroom floor plans. Parking for 172 vehicles will also be provided on the site.
The developer will use density bonus incentives to permit a larger structure than allowed on the site by zoning rules. In exchange, 13 of the new apartments would be set aside as affordable housing.
A project application has been submitted to the Santa Monica Planning Commission, pending review and approval. The estimated construction timeline has not been revealed yet.
