A new affordable housing project has been proposed for development at 14533 West Saticoy Street in Van Nuys, Los Angeles. The project proposal includes the development of a new six-story building offering residential units as affordable housing options. If approved, the project will require the demolition of the single-family home on the site.
Western Imperial 2000, LLC is the project applicant. California Development & Design Inc is responsible for the designs.
The scope of work includes the construction of a new six-story structure offering 97 apartments upon completion. The units will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom floor plans.
Requested entitlements include density bonus incentives to allow a larger structure than zoning rules would otherwise permit. The application also relies on the state bills AB 2334 and AB 2097 to permit unlimited density and to eliminate any required parking.
Renderings reveal a contemporary podium-type structure. The project site is located near the Van Nuys Metrolink station. A project application has been submitted to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
