Exterior Work is finishing up at 215 West 14th Street, in Downtown Los Angeles. Jade Enterprises is the developer behind the project, which will bring 154 new apartments to the area. The “L” shaped design replaces a .67-acre parking lot, bordered by South Olive Street, West 14th Street, and South Hill Street.
The design reaches 92 feet. It has seven stories, with 148,600 square feet of floor. 13,000 square feet of retail space will be on the ground floor, including office and parking. Six stories of residential use will be in the upper six floors. Some of the units will have lofts.
Amenities will include cascading open spaces on the rooftop, a pool deck, and underground parking. There will be 4,400 square feet of landscaping in total. The majority of parking spaces, 154, will be compact, with 4 additional disabled spaces, and 1 standard sized space. 166 long term, and 20 short term bicycle parking spaces will be on site.
MVE is the architectural firm for the project. It has been titled, “Emerald,” staying on theme with Jade Enterprises other developments, such as Onyx, Topaz, and Sapphire. The permit filing was 30 million.
