Los Angeles-based investor, Beverly Hills Land Company, has proposed plans to construct an office complex along a railroad at 9220 N Santa Monica Boulevard, Beverly Hills. The proposal includes the construction and operation of up to eleven new office buildings. The project site has frontages along Santa Monica Boulevard, Civic Center Drive, and Beverly Boulevard.

Gensler is managing the design concepts and construction of the project. Hocker is managing the landscape architecture.

The site spans approximately an area of 2.49 acres, consisting of a 2.11-acre private property bound by Santa Monica Boulevard to the northwest, Beverly Boulevard to the northeast, and Civic Center Drive to the southeast and southwest. It also includes approximately 0.37 acres of public right-of-way surface area proposed to be vacated by the City.

The floor area proposed for the office buildings will range from 8,500 to 21,700 square feet. The facade is set to rise to a height of three to four stories high. The buildings will have frontages on Santa Monica Boulevard and Civic Center Drive. The complex will feature well-landscaped areas and walkways. 490 parking spaces will be offered in a two-level subterranean garage. The buildings will provide high-end workspaces with indoor and outdoor work areas, high ceilings, open floor plans, and collaborative team spaces. Office spaces include ancillary and accessory amenities typical of office uses, such as employee lunchrooms or cafeterias, lounges and patios, and fitness areas.

The office complex features buildings designed in a range of architectural styles. Buildings at each end of the site showcase traditional facades with columns and cornices, while buildings situated towards the center of the site have more modern architectural treatments, such as glass screen walls and steel frames. Terraces, trellises, and setbacks are proposed to be used throughout the site to create a varied scale along the street facades.

The expected date of construction initiation is July 2022.
