A new residential project has been proposed for development at 8846 North Sepulveda Boulevard in North Hills. The project proposal includes the construction of a seven-story building offering multifamily residential units. If approved, the project will replace a used car lot on the site.
An entity affiliated with MDT Properties is the project developer. AFCO Design is the project architect responsible for the designs.

The project site is a parcel spanning an area of one acre. The project proposes to erect a seven-story building featuring 180 residential units, offered as a mix of studios, one-bedroom, and two-bedroom apartments. Parking for 173 vehicles will be developed on the site.
Requested entitlements for the project include Transit Oriented Communities incentives. In exchange, 17 of the new apartments would be set aside for rent as extremely low-income affordable housing for a period of 55 years.
Landscaped open space and three courtyards above the building’s podium deck will also be designed on the premises. The project site sits at the street’s southeast corner with Rayen Street.
