A new affordable housing project has been proposed for development at 4537 West Santa Monica Boulevard in East Hollywood, Los Angeles. The project proposal includes the development of a new seven-story building offering affordable housing options. The project calls for the demolition of a few small commercial buildings on the site.
Visionary Development Group, led by former professional basketball player Terry Harris, is the project developer. Kevin Tsai Architecture is responsible for the designs.
The scope of work includes the redevelopment of the project site with an affordable housing project. The new affordable housing project will bring 90 apartments into a seven-story building. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. Commercial space spanning an area of 836 square feet will also be developed on the ground floor. No onsite parking has been proposed at this time. Onsite amenities include two large rooftop amenity decks.
Apartments will be reserved for rent entirely by low-income and moderate-income households. That restriction makes the project eligible for density bonus incentives permitting a larger building than would normally be allowed by zoning rules.
A project application has been submitted to the Los Angeles Department of City Planning. The project was submitted for approvals via the pathway created by the Mayor’s Executive Directive 1.
The project site is located two blocks toward east of Metro’s Vermont/Santa Monica Station.
