13724 Victory Boulevard has opened in Valley Glen. The development will bring denser housing, as well as a few low-income housing units to the area. Reign Investments Inc. out of Sherman Oaks, is the developer behind the project, which has been titled “V on Victory.”

14307 West Friar Street is now renting, in Van Nuys. The project, entitled Celeste Apartments, brings denser housing to the area, replacing a single story structure. Charter Oak LLC is listed as the developer. The site is also referred to as 6363 Tyrone Avenue.
Stories are rising at 14541 West Gilmore Street, in Van Nuys. The project will bring denser housing and a couple of low-income units to the area, a three minute walk from the Van Nuys Blvd / Metro Orange Line Station, which currently has busway service and will eventually have service via LA Metro Light Right Transit (LRT). The new rail line will run mostly down the center of Van Nuys Boulevard, with construction expected to start in 2022. This is Topanga Partners seventh development in the area.
A new affordable housing project has been proposed at 569-571 West 6th Street in San Pedro. The project proposal includes the development of a four-story residential complex. Plans call for the demolition of a small restaurant and an optometrist’s office on the site. SoLa Impact is the project developer. Breen Engineering is managing the design concepts and construction.
